[ARCHIVED] Zoning Hearing Board Public Notice

NOTICE IS HEREBY GIVEN that the Willistown Township Zoning Hearing Board will meet on Wednesday, January 28, 2026, at 7:00 p.m., prevailing time, at the offices of the Township located at 688 Sugartown Road, Malvern, Willistown Township, Chester County, Pennsylvania, to conduct such business as may properly come before the Board and to hold hearings on the following:

 Application Z-8-25: Application of Mark and Kathleen Teague, as amended at the hearing held on December 8, 2025, which seeks a special exception pursuant to §139-12.F(2)(Use Regulations) of the Willistown Township Zoning Ordinance, as applicable in the R-3 – Residence District pursuant to §139-35 (Use Regulations), to permit the conversion of a single-family dwelling to a two- or three-family dwelling, in accordance with the provisions of §139-92 (Conversion of dwelling to two- or three-family use); and such further relief as may be necessary. The Applicants are the owners of the property which is located at 14 Chetwynd Road, being UPI No. 54-1Q-284.23, in the R3 – Residence District.

 Application Z-11-25: Application of Willistown Senior Apartments, LLC which appeals a zoning officer determination, pursuant to §139-123 (Functions: appeals from Zoning Officer), regarding the designation of Industrial Boulevard as a collector street and seeks variances from the following sections of the Willistown Township Zoning Ordinance: §139-75.C (Area, height and special design regulations), §139-98.G (Off-street parking space; Residential Parking Requirements), §139-75.2.B(5)(Age Restricted Apartment Development Option), §139-158 (Natural Resource Protection and Density Calculations), which incorporates the provisions of Chapter 73, Article IV (Conservation of Valued Woodlands and Other Vegetation) of the Willistown Township Code, and such further relief as may be necessary. Applicant is the equitable owner of the properties located at 27-29 Industrial Boulevard, being UPI Nos. 54-1-2.12 and 54-1-2.13, in the I – Restricted Industrial District The Board previously heard this matter on September 18, 2025 and December 8, 2025 and the record was closed. The Board will render a decision on this Application. No additional testimony or evidence will be reviewed.

 Application Z-19-25: Application of Myde, Inc, which seeks a special exception pursuant to §139-90.B(2)(Extension) of the Willistown Township Zoning Ordinance to permit the construction of an attached 2-car garage to the existing single-family dwelling, which would be an extension of a legally nonconforming building; and a variance from §139-90.B(2)(c) (Nonconforming buildings or uses – Extension) of the Zoning Ordinance to permit the construction of the 2-car garage that will not comply with all of the area regulations of the district in which it is situated, where any extension of a building shall otherwise conform to the area regulations of the district in which it is situated; and such further relief as may be necessary. The Applicant is the owner of the property, which is located at 14 Lloyd Avenue, being UPI No. 54-1P-161, in the R-3 – Residence District.

 Application Z-20-25: Application of Pete Salveson which seeks a variance from §139-18.D (Impervious Coverage) of the Willistown Township Zoning Ordinance to permit the installation of an inground swimming pool, decking, and associated improvements which will increase the impervious coverage on the property from 13.48% existing impervious coverage to 15.06% impervious coverage where 15% is the maximum permitted impervious coverage; and such further relief as may be necessary. The Applicant is the owner of the property which is located at 14 Stoneybrook Lane, being UPI No. 54-3-443, in the RA – Residence District.
