NOTICE
NOTICE IS HEREBY GIVEN that the Willistown Township Zoning Hearing Board will meet on Wednesday, June 22, 2022, at 7:30 p.m., prevailing time, at the offices of the Township located at 688 Sugartown Road, Malvern, Willistown Township, Chester County, Pennsylvania, to conduct such business as may properly come before the Board and to hold a hearing on the following:
Application Z-7-22: Application of James and Phyllis Rohn which seeks variances from the following sections of the Willistown Township Zoning Ordinance: §139-36.C(2)(a)(Area regulations) to permit the construction of a detached garage which will encroach approximately 5.6 feet into the required 10 feet side yard setback; and §139-94.B (Yard exception for accessory uses and buildings) to permit a structure with a footprint which exceeds 150 square feet to be located in the required side yard for the property located at 19 Sandy Lane, being UPI No. 54-1P-97, which is a legally non-conforming lot located in the R-3 Residence District; and such further relief as may be necessary.
Application Z-8-22: Application of Patrick and Caroline Shane which seeks a special exception pursuant to §139-90.B(2)(Extension) of the Willistown Township Zoning Ordinance to permit construction of an attached garage and mudroom addition to their existing single-family detached dwelling. The Applicants also seek variances from the following sections of the Willistown Township Zoning Ordinance: §139-28.C(2) (Side yards) to permit the construction of an attached garage and mudroom addition that will encroach approximately 12 feet into the required 30 foot side yard setback; and §139-159 (Riparian Buffer Area (RBA) Conservation District) of the Zoning Ordinance, which incorporates the provisions of Chapter 73, Environmental Protection, Article XII (Riparian Buffer Area (RBA) Conservation District) of the Willistown Township Code, to permit the construction of an attached garage and mudroom addition within the Zone 1 and Zone 2 Riparian Buffer Areas where it is not otherwise permitted under §§73-62.A(1) and 73-62.B(1)(Permitted uses) for the property located at 6 Post Road, being UPI No. 54-3-338.17, in the R-1 Residential District; and such further relief as may be necessary.
Copies of the foregoing applications will be available for public inspection at the Township office during normal business hours. An opportunity will be given to any citizen and to all parties in interest to be heard with respect to these applications. Due to the risks in regard to the COVID-19 virus, residents may be able to access the hearing via the ZOOM meeting conference platform. Information on how to join the meeting will be available on the Willistown Township website (https://www.willistown.pa.us/) in advance of the meeting and will be posted at the Municipal Building.
