NOTICE IS HEREBY GIVEN that the Willistown Township Zoning Hearing Board will meet on Wednesday, May 25, 2022, at 7:30 p.m., prevailing time, at the offices of the Township located at 688 Sugartown Road, Malvern, Willistown Township, Chester County, Pennsylvania, to conduct such business as may properly come before the Board and to hold a hearing on the following:
Application Z-5-22: Application of Brian St. Clair which seeks variances from the following sections of the Willistown Township Zoning Ordinance: §139-28.C(1)(Area regulations) to permit the installation of a 720 square foot detached 2 car garage which will encroach approximately 4 feet into the required 30 feet side yard setback; and §139-94.B (Yard exception for accessory uses and buildings) to permit a structure with a footprint which exceeds 150 square feet to be located in the required yard for the property located at 12 Marlin Drive, being UPI No. 54-3-48, in the R-1 Residence District; and such further relief as may be necessary.
Application Z-6-22: Application of Joseph and Sally Layden which seeks a special exception pursuant to §139-90.B(2) (Extension) of the Willistown Township Zoning Ordinance to permit an open porch to be converted to enclosed living space and to construct a covered porch over an existing terrace, which is a nonconforming use. The Applicants also seek variances from the following sections of the Willistown Township Zoning Ordinance: §139-18.C(2) (Side yards) to permit the construction of a covered porch and terrace which will encroach into the required 40 feet side yard setback; §139-90.B(1) (Extension) to permit the expansion of an existing terrace where it is otherwise not permitted; and §139-159 (Riparian Buffer Area (RBA) Conservation District) of the Zoning Ordinance, which incorporates the provisions of Chapter 73, Environmental Protection, Article XII (Riparian Buffer Area (RBA) Conservation District) of the Willistown Township Code, to permit the construction of a covered porch and terrace within the Zone 2 Riparian Buffer Area where they are not otherwise permitted under §73-62.B.(1) (Permitted uses) for the property located at 841 Forest Lane, being UPI No. 54-2-70.1, in the RA-Residential District; and such further relief as may be necessary.
Copies of the foregoing applications will be available for public inspection at the Township office during normal business hours. An opportunity will be given to any citizen and to all parties in interest to be heard with respect to these applications. Due to the risks in regard to the COVID-19 virus, residents may be able to access the hearing via the ZOOM meeting conference platform. Information on how to join the meeting will be available on the Willistown Township website (https://www.willistown.pa.us/) in advance of the meeting and will be posted at the Municipal Building.
